Terms of Service
Effective October 4, 2026
About these terms
These terms are an agreement between you and the HomeXpense team (“we”, “us”), who operate HomeXpense, a web app for tracking rental properties, mortgages, income and expenses (the “service”). By creating an account or using the service, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the service.
Who can use HomeXpense
You must be at least 18 years old and able to enter into a binding agreement. If you use HomeXpense for a business, you confirm you are allowed to accept these terms on its behalf.
Your account
Keep your sign-in secure and do not share your account. You are responsible for what happens under your account. Tell us at support@homexpense.com straight away if you think someone else has used it.
Not financial advice
HomeXpense is a record-keeping and calculation tool. Figures it shows — including balances, mortgage schedules, cash flow, equity, yields and returns — are estimates based on the information you enter and the assumptions the app uses. They can differ from your lender’s, bank’s or accountant’s figures. HomeXpense does not provide financial, investment, tax, accounting or legal advice. Check important figures against your official statements and consult a qualified professional before making decisions.
Your data
You keep ownership of the information you put into HomeXpense. You give us permission to store, copy and process it only as needed to run the service for you, as described in the Privacy Policy. You are responsible for having the right to upload the information you add, including any information about other people such as tenants. You can ask for a copy of your data or for your account to be deleted at any time by emailing support@homexpense.com.
Hiding displayed amounts
Hide amounts is a browser preference for the dashboard and property summaries. It conceals displayed monetary figures, while charts and ratios remain readable. Financial data still reaches your signed-in browser; hiding does not remove data or restrict access to it. Editable forms and CSV downloads still contain the actual amounts. The preference is remembered in this browser on this host, as described in the Privacy Policy.
Bills, receipts and statements
When you add a bill, a receipt or a property manager’s statement, HomeXpense reads it in your browser and proposes its figures, lines and categories; a scan or a photo is read with text recognition (OCR) on your device. Nothing is saved until you confirm it, and reading a document can be wrong, a scan or a photo more often: check the proposed figures against the document before you add it. We keep the lines and figures you confirm and the other details the Privacy Policy lists, never the document itself.
If you choose “Read it again with Microsoft Azure Document Intelligence” for a document, that one file is sent to Microsoft, a third-party service, to be read; the Privacy Policy says what is sent and what is kept. It costs nothing today, and each account may use it a limited number of times a minute and a day.
Acceptable use
You agree not to:
- use the service for anything unlawful or fraudulent;
- access, or try to access, other people’s accounts or data;
- disrupt, overload or probe the service for weaknesses, or get around its security or usage limits;
- copy, resell or reverse-engineer the service, or access it by automated means other than those we provide.
Paid features
HomeXpense is currently free. We may introduce paid plans. If we do, the price and billing terms will be shown to you before you subscribe, and nothing will be charged without your agreement.
Changes to the service
We are continually improving HomeXpense and may add, change or remove features. We may also suspend or stop the service. If we plan to stop it, we will give you reasonable notice where we can, so you can request a copy of your data.
Ending your use
You can stop using HomeXpense at any time and ask us to delete your account. We may suspend or close an account that breaks these terms or puts the service or other users at risk; where appropriate, we will tell you why.
Disclaimer
The service is provided “as is” and “as available”. To the extent the law allows, we make no promises that it will be uninterrupted, error-free or fit for a particular purpose, or that the figures it calculates are accurate or complete.
Limitation of liability
To the extent the law allows, we are not liable for indirect, incidental, special or consequential losses, or for lost profits, revenue or data, arising from your use of the service or from decisions you make based on it. Our total liability for any claim relating to the service is limited to the greater of the amount you paid us for the service in the 12 months before the claim, or CAD $100. Nothing in these terms limits rights you have under consumer protection laws that cannot be limited.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute will be handled by the courts of the Province of Ontario, unless the law where you live gives you the right to bring it elsewhere.
Changes to these terms
We may update these terms. The date at the top shows the latest version. If a change is significant, we will tell you in the app or by email before it takes effect. Continuing to use HomeXpense after that means you accept the updated terms.
